Local Board Input into Council's submission on Making it easier to build granny flats (MBIE) |
|
Resolution number OP/2024/100 MOVED by Chairperson AR Autagavaia, seconded by Deputy Chairperson V Hausia: That the Ōtara-Papatoetoe Local Board:
a) whakarite / provide the following points of feedback for inclusion in Auckland Council’s submission on making it easier to build granny flats:
i) tautoko / support the proposal to allow 60m2 buildings which will allow the community to have more options for housing their families on the same property ii) tuhi ā-taipitopito / note that there is, unfortunately, a practice of non-consented work within our community, and this central government proposal can potentially help with one less hurdle for our people to jump through, and lift the lid off hidden work already carried out in the community iii) is concerned about deregulation and the impact of the quality of builds as with no oversight by the council carries a high risk of no liability from builders and contractors who may not follow the correct building code. We have witnessed and experienced the leaky building saga, with builders and contractors wiped their hands off liability for building defects by folding up their companies iv) is concerned that the deregulation carries the risk that will have a major negative impact on the homeowner. Most people in the local area, living on limited income, will be at the risk of using dodgy operators. Our people will be worse off under this proposal as ultimately it will leave homeowners out of pocket v) tuhi ā-taipitopito / note that this proposal will make it difficult to plan for city infrastructure, population increase and identifying needs for council services and place-making role of local boards vi) tono / requests that these concerns be taken into consideration as part of council’s submission and feedback to the Ministry of Business, Innovation and Employment’s discussion document, “Making it easier to build granny flats” and finalizing the policy. |
